The proposal is to subdivide ±70.4 acres of land of the former Belfry Golf Course for 114 single-residential lots and ±28.0 acres of open space area.  The property is located on the northside of the NYS Thruway, and south of the existing subdivision served by Nevins Road and Authors Avenue.

The subdivision will be served by a network of dedicated roads, sidewalks and trails, which will connect to existing road stubs located on Authors Avenue and Nevins Road, as well as a trail connection to the Lehigh Valley Trail. The subdivision will be developed per the clustering provisions of NYS Town Law 278 and Henrietta Town Code Section 295-60D. This will allow for a significant amount of open space at + 28 acres to be positioned between the existing homes to the north and the proposed development.

February 23, 2021 Neighborhood Meeting

Residents of the Nevins/Authors neighborhood were invited to attend an informational meeting for a proposed single family residential subdivision proposed on the lands of the former Belfry golf course at the end of Nevins Road and Authors Avenue.  A presentation was given by the project sponsor to introduce the project. 

March, 16, 2021 Planning Board Meeting

October 13, 2021 Town Board Meeting Public Hearing

The Town Board is holding a public hearing regarding the proposed Lehigh Ridge Subdivision to hear resident comments prior to SEQR Determination.  The proposed subdivision intends to utilize New York State Town Law §278 for a cluster development.
