March 23, 2022 Town Board Meeting

At a meeting on March 23, 2022 at 6:00 p.m. the Town Board declared their intent to the Lead Agency for SEQR Review of the proposed Southridge Landing Project. Resolution is attached below in files.

April 7, 2022 Neighborhood Meeting

A meeting hosted by Passero Associates will be held on April 7, 2022 at 6:00 p.m. in the Town Hall Main Meeting Room in order to present the proposed apartment building with parking area, community building, and nature trails located off of Calkins Road and East Henrietta Road behind the existing CVS Pharmacy. Residents neighboring the proposed project are invited to come hear more information about the project from the applicant/developer and share feedback or ask questions of the applicant/developer.

Developer's Description of the Proposal:

The project is located off of Calkins Road and East Henrietta Road behind the existing CVS and adjacent to single-family homes to the north and east. The project includes the development of approximately 5.215 acres (6.996 acres total) of undeveloped land into an apartment complex consisting of a 23,600-sf apartment building with 62 units and associated parking, a community building, and nature trails. All new infrastructure and utilities will be proposed and serviced with public utilities located on either East Henrietta Road, Calkins Road, or on site.  

April 12, 2022 Special Use Permit Public Hearing

A meeting will be held on Tuesday, April 12, 2022 at 6:00 p.m., before the Henrietta Town Board to hear all persons with regards to the following Applications for a Special Use Permit:

Application Nos. 2022-008/011: Southridge Landing – East Henrietta Road, in Residential R-1-15, Commercial B-2, Commercial B-2 (with specifics) Zoned Districts with a Mixed-Use Redevelopment Corridor Overlay District (MURC), Tax Account No. 176.06-2-2.11, or as more particularly described in plans on file in the Town Clerk’s Office. 

  • 2022-011: to apply Split-Zoning to the parcel such that the parcel can be utilized for Commercial B-2 purposes.
  • 2022-008: to construct an apartment building with a parking area, community building, and nature trails.

Public hearing was closed and no action was taken.  The application will be re-advertised and heard again once the site plan has been updated to relocate the entrance/exit for the apartment, per the request of the Town Board.

June 9, 2022 Special Use Permit Public Hearing

A meeting will be held on Thursday, June 9, 2022 at 6:00 p.m., before the Henrietta Town Board to hear all persons with regards to the following Applications for a Special Use Permit:

Application Nos. 2022-008/011: Southridge Landing – East Henrietta Road, in Residential R-1-15, Commercial B-2, Commercial B-2 (with specifics) Zoned Districts with a Mixed-Use Redevelopment Corridor Overlay District (MURC), Tax Account No. 176.06-2-2.11, or as more particularly described in plans on file in the Town Clerk’s Office. 

  • 2022-011: to apply Split-Zoning to the parcel such that the parcel can be utilized for Commercial B-2 purposes.
  • 2022-008: to construct an apartment building, as revised (per updated site plan).

The public hearing was closed and no action was taken.

September 14, 2022 Special Use Permit Public Hearing

A meeting will be held on Wednesday, September 14, 2022 at 6:00 p.m., before the Henrietta Town Board to hear all persons with regards to the following Applications for a Special Use Permit:

Application Nos. 2022-008/011: Southridge Landing – East Henrietta Road, in Residential R-1-15, Commercial B-2, Commercial B-2 (with specifics) Zoned Districts with a Mixed-Use Redevelopment Corridor Overlay District (MURC), Tax Account No. 176.06-2-2.11, or as more particularly described in plans on file in the Town Clerk’s Office. 

  • 2022-011: to apply Split-Zoning to the parcel such that the parcel can be utilized for Commercial B-2 purposes.
  • 2022-008: to construct an apartment building, as revised (per updated site plan - vs. 5).

The public hearing was closed and no action was taken. Town Board intends to make a determination at the September 28, 2022 meeting.

September 28, 2022 Special Use Permit Approval

  • Resolution #21-291/2022 SEQR Determination and issuing a Negative Declaration for the Southridge Landing Application.
  • Resolution #21-292/2022 Approving Special Use Permit Nos. 2022-008/011 for Southridge Landing to use the parcel for Commercial B-2 purposes and to construct a multifamily dwelling.

Special Use Permit Nos. 2022-008/011 for Southridge Landing were granted an extension by Town Board Resolution #16-273/2023 on August 9, 2023. The Resolution is attached in files below.

Special Use Permit Nos. 2022-008/011 for Southridge Landing were granted an extension by Town Board Resolution #7-122/2024 on March 27, 2024. The Resolution is attached in files below.

Planning Board to discuss approving a second six-month extension for Application No. 22-019 that was originally approved on November 15, 2022 with a six-month extension that was granted on November 14, 2023.
