What You Can Do If You Do Not Agree with Your Assessed Value?

All property owners have a right to a review of their property assessment. The process to challenge assessments involves the following:

  • Formal Grievance Process
  • Small Claims Assessment Review

Formal Grievance Process

Formal Grievances can be filed at the Assessor's Office between May 1st and 8:00PM on the 4th Tuesday of May. Once a grievance is received in the Assessor's Office, you can schedule an appointment to appear before the Board of Assessment Review. You are not required to appear and can submit a grievance for review only. More information on the formal grievance procedure is provided below:

The Complaint on Real Property Assessment form (RP-524), also known as a Grievance, is available below. Instructions for completing the form are also available. A completed complaint along with supporting documentation can be dropped off in person at our office, mailed to the office (postmarked by 4th Tuesday of May) or dropped in the Drop Box after hours at Town Hall. Applications received after 8:00PM on Grievance Day (4th Tuesday of May) will not be heard by the Board of Assessment Review.

The town has developed two worksheets to assist with compiling supporting documentation for your grievance. You are not required to use these worksheets.

  • Property Condition Worksheet can be used when you believe property condition issues impact the market value of the property.
  • Property Comparison Worksheet will help you research your property's market value. The Town provides updated sales information which is broken down by home style. Please review the Time Adjustment Document if you are planning to use this worksheet. Please contact our office is you are unsure of your property's style.

Both worksheets are available below. Any documentation you provide to the Board of Assessment Review will not be returned.

Small Claims Assessment Review (SCAR)

If you are dissatisfied with the results of your grievance, you have a right to file a petition for a Small Claims Assessment Review. This process is coordinated by Monroe County. A petition must be filed with Monroe County within 30 days of the filing of the Final Assessment Roll. In order to file a Small Claims Assessment Review, you must first have filed a Grievance (RP-524). The instructions and petition for Small Claims Assessment Review are available below.
